We specialize in managing short term rentals (STR) in Myrtle Beach, SC. Primarily beachfront condos.
You absolutely want to make sure the company that manages your condo is a good fit for you. We have a very unique program. No other STR company that we know of structures their business the way we have. Please see the next question "What makes us different" for more details.
Naturally there are many things that are similar with every STR management company. We however have a program that is specifically designed for people who want to make the most Return On Investment (ROI) and at the same time want to remove all of the aggravation that owners often experience even when they are utilizing a property management company.
Over the course of any rental, things happen that necessitate maintenance personnel to come to the condo and determine how to resolve an issue raised by the renter.
Additionally, there are always things that need to be addressed on a regular basis. The changing of light bulbs, A/C and refrigerator filters, remote control and smoke detector batteries, just to name a few. The experience of many owners is that these simple tasks eat away at their profits. Owners begin to feel nickel and dimed to death.
How does our "Carefree Maintenance Program" correct this problem?
We charge 15% of the nightly rental rate which is among the lowest in the Myrtle Beach area.
Yes. This program is designed specifically for owners who want to make the most ROI. This is only possible if the unit can be rented all year long. Therefore, in this program, owners must agree to limit the personal use of their condo to no more than 4 weeks per year.
You could choose our "Standard" program that does not have any restrictions on how much you use the condo. Since the amount of time the owner has the condo for personal use will affect the amount of income the condo generates the "Carefree Maintenance Program" would not be included.
Your condo will be listed on all of the short-term rental channels including but not limited to Airbnb, VRBO and Booking.com
Additionally, we utilize what's called a "dynamic pricing tool" that allows us to know what similar units are renting for. This way we can make sure that your property is not missing renters because your condo is priced too high and at the same time you are not losing money because it is priced too low.
The most important thing to building a strong presence on these sites are 5-star reviews. This is where we excel. Before each stay, we inspect the property to ensure that it is clean and ready for the next renter. If we discover any issues that require additional cleaning or maintenance, we address them before the next occupant arrives.
Yes. We require a 1-year commitment. However, the agreement can be cancelled with an early termination fee.
